What Are Zero Net Energy Homes?

Think of no gas or electric bills, that’s a Zero-Net Energy Home. At Berhoff Homes, we can construct our homes to the highest efficiency levels and then generate more energy required for heating and electrical use using renewable resources. Lastly, we produce as much as we use to create a Zero-Net Energy Home.

At Berhoff Homes we value the environment and take every possible step into the building and developing the process that works towards eradicating harmful effects towards the environment. The homes that we design, construct and operate focus more on energy and water efficiency, maintaining indoor environmental quality and taking into consideration the entire environment of the home.
Energy-Efficient Features - Below are the crucial points of our energy-efficient homes that make them unique:

  • All the windows, appliances and water heating systems have an energy star rating
  • Renewable ready
Indoor Air Quality Features - Our homes are sized in a way that there is a proper ventilation system inside. The fans in the bathroom and kitchen cycle fresh air and release impure air. We also use standard low VOC paints for the homes. All our homes meet the EPA Indoor airPLUS program.

Healthy Environment – Keeping in mind the healthy environment of the home, it is crucial that the paint, accessories, flooring, cabinetry, and lighting we choose are free of any toxic elements. At BerHoff Homes, we give priority to a healthy environment. We make sure that we don’t use any product that might harm your health.

Water-Efficient Features – Appliances and fixtures such as faucets, toilets, low-flow shower-heads, and ENERGY STAR washing machines and dishwashers all conserve water. Rainwater-collection systems, low-volume irrigation systems, wastewater treatment, and heat recovery systems also save water.

Resource-Efficient Features - The designs of the home should be made keeping in mind the advantage of the natural daylight so that lighting needs are limited.

Outside the Home - Keeping a green environment outside the home is equally important. Care should be taken to maintain green vegetation outside the home. Driveways should be reduced and replaced with green vegetation.

Third-Party Verification - Unlike others who can say your home is green or energy-efficient, we can prove it by our planning and building process. The U.S. Green Building Council’s LEED Green Building Rating System is an important program that encourages environmentally responsible buildings. BerHoff Homes is certified to build LEED-H certified homes.

When we complete your home, a performance test will be conducted by a Focus on Energy consultant to prove it. Doing this will increase the resale value of the property and give you peace of mind.

The Design Stages

Given below is a list of the pattern you can follow about what to expect during the design, pricing and construction stages of your new home with BerHoff Homes. If you've already discussed the design with our contractor, we can proceed with the pricing part.

Design Stage 1
  • In our first meeting with the client, we discuss all the sketches and designs the client wants us to build it for them.
  • On the next stage, we discuss and establish new ideas and designs that will fit the client's taste and lifestyle.
  • If the client already has completed house plans, then we can proceed with the pricing stage. 
  • Discuss requirements including the number of bedrooms, size, style, and design elements of the subdivision.
  • Visit and review clients' plans for the building site, limitations, and agreements.
  • Discuss the client’s budget.
  • Fix a time table for the completion of design stages 2 and 3.
Design Stage 2
  • We will connect with an architect for the design of the client's new home is a plan is not already created.
  • Architect may prefer to visit the client’s lot.
  • Next, we produce an introductory site view which will include measurement of foundation exposure utility, adjustment, driveway location, and setback requirements.
  • Then, we produce general building blueprints detailing materials.
Design Stage 3
  • The engineer will provide a 1/8” scale sketch plan of the main floor plan only. Floor plans will include locations, show room sizes, exterior windows, and doors, closet, stair/hallways, kitchen and bath layouts.
  • At this time, any dimensional changes to the plan will be made to best suit the design and the client’s needs.
Design Stage 4
  • The architect will provide a detailed 1/8” scale sketch plan including floor plans, front, rear and side elevations. Floor plans will show room sizes, locations, exterior windows and doors, closet, stair/hallways, kitchen and bath layouts. The elevations may show roof style, exterior siding material, and window style.
  • It is preferred to identify exterior material selections and interior accents and designs (fireplace, cabinetry, etc.) at this time to create a more accurate plan for pricing and planning.
  • The architect will provide completed 1/4″ scale designs for review. If the plans are accepted by the client, final drawings will be engineered and specified by the architect to bring it to the pricing stage.

The Pricing Stages

Pricing Stage 1
  • The 1/4” scale home plans are sent to every subcontractor to examine and bid. John will meet with many of the subcontractors to establish the exact needs detailed in the plan for the work to be completed.
  • At this stage, the exact price for the home is decided. The client will need to furnish information for interior and exterior selections such as doors, roofing, flooring, cabinetry, siding, etc. for that. Allowances are only used if necessary. We prefer to get accurate pricing to establish a realistic price for your new home.
Pricing Stage 2
  • After the pricing, a detailed spreadsheet will be created listing the pricing for every element in the home. Various variants of the pricing spreadsheet may be generated depending upon options selected to meet the budget.
  • The pricing is reviewed by the contractor and client, working towards matching the client's budget and then finalizing.
  • The contract is provided to the client for review and agreement.
  • Construction planning begins, so the builder can start immediately obtaining permits.

Construction Stage

Stage 1 - Site Preparation / Improvements
  • Excavation begins (soil removal or fill additions).
  • Exterior doors, windows, and roofing should be confirmed and placed on order.
  • Footings and foundations are poured. Drain tile is installed. The foundation installation is completed. The foundation will cure for approximately 7-10 days.
  • Backfilling of soil and gravel.
  • Meetings with the plumbing, fireplace, and stone or brick and audio/visual subcontractors take place to make selections and prepare for rough-in work. 
Stage 2 – Rough Construction
  • The roofing framework takes place here. Flooring selections are confirmed at this stage.
  • Window and door installation.
  • Exterior lines (masonry, siding, soffit, fascia) are completed.
  • Rough HVAC walk through, to determine the placement of mechanical fixtures.
  • Plumbing, cabinetry, appliances and any fireplaces should be confirmed at this point. Flooring and lighting fixture selections should take place at this point.
  • An EnergyStar audit may take place at this time to determine insulation and blocking considerations.
  • Roofing is installed.
Stage 3 – Electrical / Plumbing / Insulation
  • Heating/cooling and plumbing is roughed in
  • Rough electrical walk through to determine the location of lights and switches. Rough-in of the electrical is completed.
  • Sound, computer, phone, and TV rough-in work is completed.
  • Siding, soffit & trim work begins.
  • All exterior and ceiling cavities are sealed. Exterior wall insulation and interior soundproofing are completed. Attic insulation will be completed after sheet-rocking.
  • EnergyStar Inspection in completed (may occur at other stages as well).
  • Flooring, lighting fixtures, and trim/door stain or paint selections should be confirmed and on order at this point.
Stage 4 – Sheet-rocking / Hardwood Floors
  • Sheetrock is hung and taped. The plaster finish is applied.
  • Painting is completed.
  • Hardwood flooring installed, unfinished. The tile is laid and completed. Linoleum (if used) is installed.
Stage 5 – Finish Carpentry
  • The installation of the trim is completed. Any custom carpentry is completed.
  • Interior masonry is completed.
  • Cabinets are installed
  • Light fixtures are hung.
Stage 6 – Finishing
  • Final onsite staining or painting of millwork.
  • Installation of countertops (if granite or other specialty material).
  • Installation of plumbing fixtures.
  • Installation of carpet and mirrors/glass.
  • Final exterior grading is completed, the driveway is poured (depending on the season).
  • Downspouts are installed.
  • Final Cleaning.
  • Customers move in!
